SEASONAL RENTAL :

FOR RESERVATIONS : A deposit of 50% of total rental is required. This deposit is payable in Canadian dollars as follows: CASH, DIRECT PAYMENT (Interac) CHEQUE under certain conditions, bank draft or VISA MASTERCARD under certain conditions. Any balance of the contract becomes due 30 days prior to arrival. All rentals made within the 30 days prior to arrival are payable in full upon booking. Special conditions apply in the case of a booking more than 6 months before the occupation period.

ANNUAL RENTAL :

WHEN YOU APPLY : For annual rentals, the Rental Board Law applies and a deposit is required when submitting an offer to lease, which deposit will be applied to first month's rent once your lease offer accepted. This deposit will be forfeited in the event of a cancellation of the tenant. The balance of the first month's rent is payable in full upon signing the lease.

DAMAGE DEPOSIT : A security deposit is required when we surrender the keys. The amount varies depending on the value of the property. This deposit is intended to ensure that the condition of the premises is the same on departure and arrival. To this effect, a form of site inspection will be issued on arrival so you can make your own inspection of premises. The refund of the deposit is subject to inspection by the owner and payment of all sums due under the contract. This security deposit is deposited in a trust account governed by the Real Estate Brokerage Act of Quebec. (OACIQ)

CANCELLATION : In the event of a cancellation made by the client tenant, 50% of the total rental will be charged. If cancellation occurs within 30 days prior to arrival, the total amount of the rent is due. No credit is given for late arrivals or early departures.

ARRIVAL AND DEPARTURE :
Arrival : Between 13 and 17 h 00 hours.
Check out : Noon.
In case of discrepancies between the French text and translation, the French text will be retained for purposes of interpretation.
